Please keep in mind this information is ONLY for the Parks on the list on this website and in the City of Ventura.
On the bottom of the page on this site is a great list of the parks and the maximum rent that can be charged for any space in the park through the current year under the Rent Stabilization (commonly known as “Rent Control” guidelines). It will let you know exactly what the rent is in whatever space you might be considering.
Keep in mind that usually does not include any utilities (water, gas, electric, sewer) though often the Parks give you ONE bill. Check with the local Park Manager to clarify the situation in your Park.
Please also read the Mobile Home Seller’s Disclosure on the site. This clarifies what happens when you buy a lot in a Park.
The most important things to be aware of are that:
- The rent to the new owner is required to be the same as it was to the previous owner.
- Be very careful that you ONLY agree to a month-to-month lease. This is very confusing because it would seem like a long-term lease would be a better idea, but it isn’t because ONLY the month-to-month lease is under Rent Stabilization/Rent Control.
Those of us who live in Ventura are very fortunate that our local government has put these guidelines in place. We probably need to let them know we appreciate it—this is a note to myself. It’s so easy to complain when we don’t like how things are done and so equally easy to forget to say thank you when things are done well.
