There are many companies out there that want to sell you a manufactured home. It is THE BEST deal for housing in wonderful, but crazy-overpriced California. But the prices you pay and the quality of service you receive can vary greatly. The process of finding a lot, designing and ordering a new manufactured home can either be a nightmare (in troubles you can’t begin to imagine) or the best home purchase experience of our life. There are three reasons why we believe you should work with us, Paul and Yvon Prehn, and they are:
First of all the PEOPLE you will work with
We (Paul and Yvon Prehn) stand behind our work in every part of it from helping you find a lot, design the home, and to the final finishing, move-in, and repairs. We personally get to know you and we take good care of you. We’ve been involved in all aspects of the business for many years and we work together on it (you have two for the price of one!).
Because we have worked with some larger companies, been in the business a long time, and the reality that Ventura and Santa Barbara Counties are a very small world, we KNOW you won’t get that our kind of personalized service elsewhere.
That is not to say there are not fine salespeople with other companies, we know there are, but because the two of us oversee every aspect of the process, we can give you complete, honest, information and help you with every part of it.
We also work with THE BEST set-up contractor in the area: Will Segovia of Set-Right Mobile Home Services. Will has a set-up crew that has been together for many years and individually they are all quality craftsmen in their work. Will has never failed a State Inspection and works with honesty and integrity in the permitting and inspection processes.
When a home arrives from the factory, there is an extensive amount of finishing work that needs to be done and Will’s crew does the best finishing in the business. For example, the manufactured homes come in two pieces and with his company after they have finished the joining work and the sheetrock repair (triple-taping overhead joints as part of it) you cannot tell the home was not always in ONE piece.
In addition, he is a fine designer and he and Yvon Prehn have worked together to design numerous custom landscape features, decks and other finishing details for homes. Will also custom-designs and builds sheds for each property, from ones that abutt the home to custom-stand-alone and ones finished to match each home.
Second, our PRICING system is the most cost-effective
We do a number of things in our pricing that benefit you:
We don’t have the overhead and costs of a lot of models, staff, and other extra costs. With the ability to view anything you want and all the options available on the internet, as well as homes we often have in process, we don’t need those things and you shouldn’t have to pay for them. Also, the buck stops with US on the whole process, it isn’t scattered around whoever happens to answer the phone whenever.
We can then give you the lowest cost on the entire project, which means a base price often lower than the MSRP (manufacturers suggested retails price) PLUS (and this is the important thing) we give you EVERYTHING ELSE: lot prep, options, upgrades, transportation, and set-up AT COST. We do not do an additional markup of any of these areas.
Not only does this way of doing business help you save money, but subcontractors hate it when companies mark up their services and they have no idea what the customer has been told.
We also can almost always get an old home on the lot removed for free. The only exception would be if it is so damaged it would have to be broken apart and literally hauled away as trash, but that rarely happens. Many companies will charge you for this.
Finally, we will give you a DETAILED budget of ALL the costs of your project early in our discussion. (see intro video for what this includes). We will make suggestions and help you do things the most cost-effective ways possible.
Third, our PRODUCTS
You won’t get a cookie-cutter home that looks like every other home in the park from us.
No matter what anyone tells you, it isn’t the manufacturing company that determines the final quality of the home. Yes, some have more options than others, but ALL the companies that build in California and Arizona (the main place that also builds for CA) have very strict guidelines of basic construction and they are all excellent to assure basic, well-built homes.
BUT—it is beyond the basics that our homes make the difference and this has to do with how we specify and order the home. The salespeople at many companies have no idea what makes a truly well-built home and how to ask for it on a home order, nor do they know how to design for individual clients, preferences, and what can be done to modify floorplans and basic components to make truly unique and well-built homes.
We do. Not only do we recommend (and again, keep in mind, we make no additional profit for how we help build high-quality, wisely upgraded homes) the changes in construction that will make for a much more solid, well-built, energy-efficient home, but we can help in small details of decor, color combinations, many things you might not think of to make it truly the home of your dreams.
